Grab your coffee — I’ve been knee-deep in the latest Flagstaff numbers and wanted to share exactly what’s going on, like we’re sitting across the table.
The single biggest challenge for both buyers and sellers right now? Affordability pressure. It’s not just “prices are high.” It’s the perfect storm of mortgage rates around 6.2%, median homes selling between $650K–$750K, and homeowners insurance premiums climbing fast because of wildfire risk in our wildland-urban interface.
Buyers are looking at $3,200+ a month just on the loan payment for a typical house — before taxes and that skyrocketing insurance. Local median household income sits around $79K, so housing would eat over half of most people’s paycheck. A lot of folks are quietly asking, “Can I even qualify for this?”
Sellers aren’t rushing to list either. Many are locked into those sweet 2–4% rates from a few years back. Moving means losing that advantage and facing much higher payments on the next place. That’s why the really good inventory (especially under $700K) is still tight, even though overall supply has grown to about 4 months.
The market is actually balancing out — prices are steady, sales volume is a little slower, and buyers finally have some negotiating room. Homes are sitting on the market longer than last year. But uncertainty around rates, insurance, and timing is causing real hesitation and delays on both sides.
The questions I hear most often: “Should I wait for rates to drop more or for spring listings?” “Is this house even insurable?” “Am I overpaying in a market that’s finally balancing?”
Bottom line: the market is healthier than the crazy years, but for most local families it still feels like a stretch.
